Living in DC Ranch Scottsdale: What to Know Before You Buy

By Kelsey Donovan, REALTOR® | My Home Group

Every time I drive up Pima Road toward the McDowell Mountains, I have the same thought. I remember when a lot of this was just desert.

I’m an Arizona native. I’ve watched the Valley grow up around me, and DC Ranch is one of those places that still makes me slow down and look. The desert is still right there. The mountains are still the backdrop. And Market Street is right there when you want dinner out.

If DC Ranch is on your list, here’s my honest take on what it’s like, how the HOA setup works, and what I’d check before you write an offer.

A quick bit of history

Long before the rooftops, this land was a working cattle ranch in the 1900s. DC Ranch opened as a master-planned community in 1997, developed by DMB in partnership with the longtime landowners.

You can still see that ranch heritage in the design. Native materials. Earthy colors. Streets that follow the shape of the land instead of fighting it. Low-water desert landscaping almost everywhere you look.

One detail I love: DMB protected thousands of acres right next to the McDowell Sonoran Preserve, and that protected land makes up more than half of the community. That’s a big reason it still feels like the Sonoran Desert and not just another subdivision.

What day-to-day life actually feels like

Parks, paths and that Preserve access

This is the part people fall for. According to the DC Ranch community site, there are 47 neighborhood parks, many of them tucked into the center of each neighborhood, with things like fire pits, shade ramadas and seat walls.

Then there’s the path and trail network. It’s designed so you can get around the community without crossing busy streets, and the trails connect out toward the McDowell Sonoran Preserve.

If you’re the person who wants a sunrise walk with your dog before work, pay attention here. I’m a dog mom, and the first thing I picture in a neighborhood like this is the morning walk. Some of us just want a happy dog and a place that actually feels like home. (Always check the current leash and trail rules before you head out.)

Desert Camp and The Homestead

DC Ranch has two community centers for residents: Desert Camp and The Homestead. Desert Camp reopened after a renovation in December 2024 with an expanded fitness center, a dedicated fitness studio, four pickleball courts, more gathering space and a walking path around the center.

Residents can reserve tennis and pickleball courts through the community, and parts of both centers can be rented for private events.

Market Street

Market Street is the neighborhood hub on Pima Road. Restaurants, shops, offices and everyday errands, with a Main Street feel. There’s also Market Street Park, a small park with a fire pit, grills, a natural stage and shade, which hosts a spring concert series.

For a lot of people, having dinner, errands and a walkable gathering spot this close to home is a big quality-of-life upgrade.

Let’s talk HOA, because DC Ranch has layers

This is where I see buyers get surprised, so I want you to know it up front.

Per the DC Ranch website, assessments are billed monthly in up to three categories:

  • The Community Council, which funds Desert Camp, The Homestead, the paths and trails, and resident events and programming.
  • The Ranch Association, which covers common areas outside the gates, sidewalks and gate access.
  • A neighborhood or sub-association fee, where applicable, which covers things behind the gates like neighborhood parks, gates and common areas.

Neighborhood fees vary by neighborhood, so two homes a few streets apart can carry different monthly costs. I won’t quote numbers here because they change and they depend on the exact home.

What I’d do: ask for the full HOA disclosure early, add up every layer, and look for any transfer or capital fees due at closing. That number belongs in your monthly budget from day one.

My checklist before you buy in DC Ranch

I’m inside homes every single week, and these are the things I look at closely here:

  • Which neighborhood and which village the home is in, since amenities and fees can differ.
  • The total of all HOA layers, not just one line item.
  • Lot orientation and views. Mountain views and western sun both matter in Arizona, for very different reasons.
  • Pool and landscaping age if the home has them. Desert landscaping is lower water, but it still needs care.
  • How close you are to the paths, parks and Market Street. Walkability is a big part of the value here.
  • Any design guidelines that would affect future projects, like a remodel, paint color or backyard changes.

My goal is always to help my clients find a home they don’t feel the urge to move out of in a couple of years. That means slowing down and asking these questions now, not after closing. And I’ll never pressure you to settle.

Thinking about selling in DC Ranch?

If you already live here, buyers are paying attention to the same things above. Trail access, views, outdoor living and a clear picture of HOA costs.
